Buying a home that needs a new roof the house is single story and older built in the 60's was wondering how much it would cost to add a new roof and a second story if the ground floor is 2700 sq. ft ? I know there are alot of variables but rough estimate would help. I would like the upstairs to have a large master suite and three bedrooms.

why don't you ask an architect ?

for a fee he'll give you a qualified estimate...

That seems ilke a lot of trouble

Adding a second floor is a pretty low cost way to do this.

I'll ask a friend if he will respond to an email today.

As always, a "rough estimate" was hard to pull from him.

He said you should just use the going rate of normal construction which is probably around $110 per square foot in most areas. This would be increased if your house needs additional foundation work to support the addition.

He highly recommends paying the ~$200 for an architect/structural engineer to do all of the planning for you.

The house I am purchasing is a half acre property which for those of you from other areas is extremely rare and extremely expensive in Orange County, Calif. It is a great find and although it needs some work (new roof, updating kitchen and bathrooms) It will be well worth it once finished.
