I am looking to refinance from mortgate from 5.5%down to the lowest possible 15 year rate. My credit score is like 820 and I would like to refinance about 270K with about 10K in walk away cash.
I really don't want to pay much in closing costs. BBT is telling me 3.8% is the best they have to offer....Hell, I am getting flyers in the mail promising 3% with zero closing costs.


Anybody have some leads or ideas?

Wilson, we just refinanced a 2nd home (rate for 2nd home is not as good as your primary residence) and got a 3.0% rate for 10 years.

Key for your refi is that the appraised value of your property will need to be $350K in your scenario to be eligible for a good rate (80% LTV). To take cash out without a fee, most mortgagers will charge a fee, unless your LTV is 60% or less (think an appraisal of $466K in this example).

I used Costco refinancing - and was very happy with rate and closing costs.... if you are a member, you can go to their website and get quotes immediately (I think it redirects you to another website that is associated with Costco).

The nice thing about that site - you can choose the term (years) and it will show you all the quotes for the companies for the term you select.
