Anyone flip properties?

Doing my first one solo.. hopefully will get to the paint later today, prepping this has been a bitch past 2 days filling all the installation holes and scraping the shit out of each side. First time using a sprayer, any tips? I'm a bit worried about the right side of the house, it's pretty close to the neighbors.. afraid I may end up painting two houses lol

Lol it makes it look so easy.. anything beats painting by hand thou, I end up looking like the neighbor

Flipped in the past, best advice is don't spend too much on floor/carpets/painting as most are just going to redo it anyways.....Spend more on fixing structure/landscape......:0008

I have to scrape/paint the exterior. I need to roof it. I want to finish the basement, gut and upgrade kitchen, gut and uprgarde master bath, fence in the yard and add a shed, and it has no where to park, so pour some parking space in the back. I think if I did that I would be in for a nice profit. I got it for 45 and it once sold for over 100.

I was into buying houses for rentals over the last 15 years & found it very profitable & very enjoyable....

Keep all of your receipts to the penny & Make sure that you can verify large expenses....

It doesn't matter what it used to sell for....What are similar houses going for now?

I would be interested in seeing how you do....

Wish you much success! I take it you are doing most of the upgrades yourself? Have a acquaintance that cashed in his 401 10 yrs ago & started buying rental properties. He is up to 23 now & doing very well. GL

take great notes as you go along..

all w/the idea down the road of the team you will need to do the work..

at the HomeDepot as you shop taslk up the pro desk guys about the good painters dry wall and other trademens for future projects..

as some point you need to be pointing figures and seeing the work done while you scout out the next flip..

guy did 2 in my neighborhood and I picked the brains of the various tradesmewn he uses..

he uses the same team for every job and flipped 22 in a single year..

That is key.. The tradesmen ! They are getting rarer and rarer. I just needed a patch {shingle replacement for a leak}. Roof only 12 years old. Orig installer gone. Did go to Home Depot. Also my local hardware store i go to for referrals for everything i have needed for year.s No one wants to da a patch, Full roofs only. My cousin who has at least 25 rental properties had to go to Europe and get 2 permanent jack of all trades guys. Gives em free housing and a monthly wage.
