Here is some background.

About every month or so I Have to get the wet/dry vac out the garage and suck out about 3 gallons of water from the dryer vent outlet on outside wall when the dryer stops drying clothes.

Condensation builds up in the pipe and you can hear it 'gurgling' within the house,

This has been going on a lllooonggg time. The house was built in Feb. 2006.

Vintage Homes, Inc. is the builder and what the did was run an elbow off the dryer output from machine, then piped through slab, then another elbow up and another elbosw OUT of the house.

I happened to run into the guy that poured the slab on our house and asked him about the dryer situation. His exact words,"In bartlett, that is a CODE VIOLATION and fire hazard, You CANNOT have elbows in the dryer ouput".
He also mentioned Vintage Homes has been sued repeatedly for various code violations.

So heres my questions:
1. Is Vintage Homes responsible to fix problem
2. Is there a 'time-limit' on these violations that builder (V. hiome) may have met.
3. If I go to Code Enforcement office, whats there response? You got ___ time to fix it, ,whether I pay NOW or go after V. homes.
4. Someone from Code had to 'sign off' on home, so are they liable too?

NOW, how to fix, the pipe runs under my sons bedroom to outside, so all they could do was remove elbows and run straight shot, which put output pipe below/at ground level... i.e. rain water problems

When we try to sell, house I'm fuked if someone finds it and I HAVE to repair..

Opinions are appreciated.

I would call Vintage Homes and let them know about it and tell them you would like to have this fixed/remedied. If they have been successfully sued several times, they may just send someone out to fix the problem. However, if they are bad about it I wouldn't even bother communicating with them. If they are uncooperative, it may be your best bet to contact an attorney that has worked with similar situations in the past, he will know what to do. Good luck Lawrence!

The fact that they've been sued many times indicates that Vintage probably isn't going to be overly helpful to your problem. I would ask the Code Enforcement office the proper protocol. Clearly Vintage should be on the hook for this nonsense.

you have a flapper(a little hinged cover on the opening of the vent to the outside)?...that`s supposed to keep condensation down by keeping the outside air from heading back down the tube.....i`m sure you do.....

sounds like a totally shitty mess to deal with....
