square footage

My property is an odd shaped lot and I need help figuring the sq. footage. The property is 4 sided. 104.96 ft. x 199 ft. x 175.3 ft. x 146.11 ft. Here is a pic:

If you could provide the bearings (ie N 41-32-31 E)..it can be calculated accuratley....however by scaling the distances..I came up with 24,908sf

darn...can't get my diagram to come out properly. anyways......the "/" is the hypotneuse of the triangles and the "I" it the side of the triangle.....you will have to drawn it out.


b = 146.11

and you know

a + b + c = 199.00

and you know the hypotenuse of the right triangle with sides a and h

a^2 + h^2 = (175.30)^2

and the hypotenuse of the right triangle with sides c and h

c^2 + h^2 = (104.96)^2.

So you need to use these equations to solve for a, c, and h.

I would start by using the second equation (and substituting b from
the first equation) to write c in terms of a. Then substitute that
into the last equation. Now you have two equations in a and h.
Subtract one of them from the other, and solve for a. Now substitute
back into either of the last two equations to get h.

if the lot was 12' x 12' it would be 144 sq ft.

my total guess is 24,180.83

edit: duh...i misread your post. sorry :rolleyes:

in2....yes..that info should be on the survey either above or below the distances..some cases they'll actually list the angles at each property corner.

Hamster, Thanks for taking the time to explain that, but I am in the land of the lost when it comes to geometry. I read over a few times and it still looks like Chinese algebra.

BTW, what is wrong w/ the legal description? I want to get my lot rezoned so I can tear down my existing house and put 2 houses on my land.

That error is not a big deal....basically..you should be able to pick any property corner and by using the bearings & distances shown....mathematically navigate around your property and end up at the exact spot you started...it appears there's a east/west error of 0.3'. Also take a look at your written legal...in most cases it will show the property in acres...just multiply by 43,560 to convert to SF.

Before you apply for the zoning change...I noticed a sanitary line located in the SE corner of your lot...didn't see an easement for this line...how come its on your land? This can cause all kinds of problems since you will be restricted on your house setbacks...city won't let you build to close to this line....especially if its a deep one.
